Demolition of Structures

The removal of structures within Waverly requires a coordinated effort with many different local and State agencies.  Property owners are to submit a permit application for review and approval to the Zoning office.  There is a fee of $20.00 for the permit application process.

Flood Plain Development

Owners of property who desire to develop or enhance their properties within the flood plain with substantial construction projects will be required to complete a Waverly Flood Plain Development Permit Application and submit supporting documents on the project to the Zoning Office.  Please allow for 3-5 business days for review.  In some cases, additional consultation with City staff will be required.  Flood plain permits do not have a fee.

Minor repairs to a structure do not require a flood plain permit. However, in all cases, a building permit application is required to be submitted to the Zoning Office for all interior and exterior work on a building.  For new construction, a state-licensed surveyor will be required to complete an elevation certificate.

Parking Lots

Parking lot areas in Waverly are governed by Section 100.19 of the Waverly City Code.  Depending on the use of the property, the parking regulations are governed by various considerations for retail, office, service, government and residential applications. The application fee is $10 per 1,000 square feet of new paved area.

Subdivision of Land

Owners of property may apply to subdivide or split their property.  A licensed land surveyor will be required to produce the plat. A minor plat and major subdivision plat are to be reviewed and approved by the Planning and Zoning Commission and City Council.  Applicable fees and timelines are dependant upon the project. Fences

City Code allows a residential fence no taller than three (3) feet in the front yard and no taller than six (6) feet in the side and rear yards.  Homeowners are to apply for a fence permit and allow the Zoning office to review and approve prior to construction of any fence.  There is no fee for a fence permit application.

Home Occupations

The Home Occupation Code establishes criteria and development standards for the peaceful co-existence of home occupations in residential zones. The Zoning office will review all requests and renew home occupation permit applications on an annual basis.  There is no fee for a home occupation permit review.
